Skylight and rooflight installation in East Leake
A large village with a conservation area round its centre, a brook running through it and a Loughborough postal address. Grey days feel long down here, and a roof opening can shorten them.

A village that has always straddled its brook
East Leake grew on both sides of the Sheepwash Brook, and the name Lecche seems to have meant wet or moist land. Water has shaped the place for well over a thousand years, and roofs here spend a good part of the year wet.
East Leake, brook, lace and listed church
East Leake is a large village in the Rushcliffe district of Nottinghamshire. Its postal address is Loughborough in Leicestershire, which confuses plenty of people about who decides what, and the 2021 census puts the population at 8,553. The five chapters below take the village one subject at a time, from its brook to its conservation area to the van route in. Our general service is described under skylight installation in Nottingham.
01
Two brooks, damp meadows and a wet-weather roof
The village has always straddled the Sheepwash Brook, and the earliest settlers, Anglo-Saxons in the sixth or seventh century, named it Lecche. That word meant wet or moist land and referred to the meadows beside the Kingston Brook. Meadow Park lies 0.5 km from the centre today, and Costock Nature Reserve is 1.8 km away.
None of that tells us what the weather does to your roof. It does tell us the land here was named for being wet, which is a good reason to be strict about water on the roof itself.
Where water gets in
Rooflight leaks rarely start in the middle of the glass. They start at the edges: a flashing laid with too little lap, a sealant bead that has split, a kerb that sits too low so that a puddle reaches the joint. We take care of the edges first and the glass second. Over a slate or tile roof, the flashing set is chosen for that covering and overlapped so that water runs down and over it. On a flat roof, the kerb is raised and the finish falls away from the frame.
Why the edges decide the outcome
A flashing is a simple thing, and that is the point. It is a shaped sheet that overlaps the covering on all sides, and a gap of a few millimetres is enough to let a driving shower in. We test the fit on the roof before the glass goes in, since it is much easier to correct a flashing with the unit out than in.
Condensation on grey mornings
Damp air is more than a roof problem. In a bathroom or kitchen, moisture finds the coldest surface and the glass is usually it. A glazing unit with insulating edge strips stays warmer at the rim, where the first drips form, and a sash that opens lets the steam leave. For a bathroom with no outside wall, that opening sash is the reason to choose a roof window rather than a fixed pane.

A conservation area in the middle of the village

buildings recorded in East Leake Conservation Area
1Grade I
among them, with twelve at Grade II
Planning here is decided by Rushcliffe Borough Council. The Loughborough postal town suggests a different council, but the address is a mail matter, not a planning one.
The village centre and its listings
East Leake Conservation Area covers the village centre point itself and was designated on 15 August 2006. It holds 13 listed buildings: one at Grade I and twelve at Grade II. Grade I is the highest listing grade. Take a 1.5 km radius from the centre and the count stays at 13, so the listed buildings are gathered in one place.
If your house stands near the middle of East Leake, the chance that it sits inside the area is real, and we would raise it on the first visit rather than on the day the unit arrives. The boundary alone does not change what an ordinary house may fit. Inside it, the usual national allowance still covers a house, bar an Article 4 direction. A listed house needs consent first.
Where East Leake sits in the England-wide picture
The national rules for rooflights, covering what can be fitted without an application and what building control expects, are gathered in our guide to planning for rooflights. Repeating them here would only risk contradiction. The local points are the council, the conservation area and the listing, and those we check for you.
We then submit any building control notification the job requires, so the opening is signed off and you hold the evidence of it.

From the city to East Leake, and the lost station
By road East Leake is 11.3 miles from the city centre, directly south, and the drive comes to about 21 minutes. The A60 and A6006 are close and the M1 is within five miles, yet no classified road gets within a kilometre of the village. Anyone arriving here for a survey comes in by a minor road, which suits us because we are rarely in a hurry to leave a roof half done.
The line that went
A station called East Leake once stood on the Great Central Railway. Its site lies 0.7 km from the village point, and the station is closed. Rushcliffe Halt, 1.6 km away, is open, though a van is still how we arrive. A village with no main road on its doorstep is still easy for a van to reach.
| Point | From the village centre | Status |
|---|---|---|
| East Leake station | 0.7 km | Closed |
| Rushcliffe Halt | 1.6 km | Open |
| M1 motorway | within 5 miles | Open |
What the survey covers
The survey is free and starts indoors, at the room you want brighter. We note which way it faces, where you stand to cook or work and how far the light travels from the window. Next comes the roof: its covering, its timbers and the line water takes off it. A fixed written quote follows, and we hold to it.
If your house has a long garden or a lane approach, mention it when booking so we plan where the ladders and the materials go.
Access on the day
A rooflight job needs a safe route to the roof and somewhere to leave the old unit. Scaffold or a tower may be needed for a high roof, and we say so in the quote so there are no extra costs on the day.

Lace-makers, basket weavers and a roof read from the loft
What an industrial village tells us, and what it does not.
During the nineteenth century commercial and industrial work grew up in East Leake. Basket weaving and lace-making brought in income for local people. Both are close work, and close work calls for good daylight, which is the connection we care about here.
What does your roof look like from the loft? That is where our decisions start. Every house gets measured, not assumed, so the survey carries the weight and the loft hatch gives the first real answer about age, framing and covering.
The questions we take to every roof
What is the covering, and in what state? How is the roof framed, in cut rafters or in prefabricated trusses? Is there a loft, and can we see the underside? Does the room below have a flat ceiling or a sloping one? Each answer narrows the choice of product and size.
- Rafter
- A sloping timber that runs from ridge to eaves and carries the roof covering.
- Sash
- The opening part of a roof window, hinged so that it swings clear of the frame.
- Lining
- The sloping surround that finishes the opening inside the room, angled to carry light down.
Light for work done at home
Anyone who works from a back bedroom or a conservatory table now has light needs not far from a weaver's: even daylight at a desk, without glare at noon. A rooflight placed behind or above the working position, rather than in front of it, gives evenness without the glare a south window can throw on a screen.

What we would put forward for East Leake
Three products cover most of the problems a house like yours is likely to have. We decide between them in the room, not the office.
Over a room being finished or extended
A deep room that has just been built or reworked can take a large flat rooflight, set over the part furthest from the window. Our page on flat roof rooflights explains sizes, kerbs and opening versions. The photo pair shows a flat rooflight over a room still under dust sheets.

In a sloping roof
A roof window suits a loft bedroom, a study under the slope or a stairwell. Pitched slate, as in the outside photo, takes a flashing kit shaped to its thickness, and two windows side by side can be fitted with a joined flashing for a tidy edge.
For a hall, landing or inside bathroom
A sun tunnel is the small answer for a space with no outer wall. The roof hole is modest, the tube is flexible or rigid depending on the run, and the diffuser sits flush in the ceiling.
Choosing the glass for a dull room
Under cloud there is little strong sun to hold back, so a room that is dark for most of the year gains little from heavily tinted glass. A clear, well-insulated unit lets the most daylight through while keeping the room warm. If a south-facing room overheats in July, we can talk about a blind or a coating, but the winter question comes first.
New work and replacement
New or replacement, every unit we fit is covered by our ten-year workmanship guarantee, put in writing. A rooflight that has failed can sometimes be swapped on its existing opening, and the survey will tell you whether that applies to yours.
What East Leake homeowners ask first
My post comes from Loughborough. Which council do I deal with?
For planning it is Rushcliffe Borough Council. East Leake is in Nottinghamshire, and only the postal town is in Leicestershire. We contact Rushcliffe for you where a check is needed, and we handle any building control notification the work requires.
Is my house inside the East Leake conservation area?
That depends on the road. The area covers the village centre and holds 13 listed buildings. Give us your address when you book and we will look it up with the council before we recommend a rooflight, so the answer comes before the quote, not after it.
Can a rooflight stop a bathroom window dripping with condensation?
It can help, if it opens. Steam goes out through the open sash before it settles on the cold glass. A unit with insulating edge strips also keeps the rim warmer, which is where drips begin. A fixed pane with no ventilation does less for steam.
Do you work in the villages around East Leake?
Yes. Our patch runs to 30 road miles out from Nottingham, which takes in all the country around East Leake. There is no showroom, so the survey is at your house, and the price after it is fixed in writing.
