First contact
What happens when you ask
You can start in two ways. Call 0115 775 0605, send photos by WhatsApp on 07880 284133, or fill in the form with a few details about the room and where you are. Either one is enough to begin. You do not need to know what product you want, or even whether you want a skylight or a rooflight. Describing the dark room is the useful part.
We read what you send and reply, usually with a question or two about the roof and what you want the room to feel like. Then we arrange a time for a survey visit. Nothing is booked in that you have not agreed.

What to send us
A few pictures save a lot of back and forth. If you can, send:
- A photo of the room from the doorway, so we can see the shape of it and where the dark corner is.
- A photo of the ceiling or roof space above, if you can reach it safely.
- A photo of the outside, showing the roof covering, whether tiles, slate, felt or something else.
- Rough sizes, if you have a tape to hand. A guess is fine.
- If you are replacing a VELUX, the data plate. It sits on the window frame and shows when you open the sash. The size code on it, such as MK04, tells us the width and height straight away.
Do not climb on the roof to take photos. We will see it properly on the survey.
The survey
What we measure and check on the visit
The survey is free and we come to you. We look at how the roof is built, because that decides how the opening is framed and how it is made weathertight. We check the covering, the structure beneath it, the height of the ceiling, the route up to the roof and whether anything else, such as a chimney or a neighbouring wall, is in the way.
Inside, we look at where the light is needed. The best position for a rooflight is rarely the middle of the roof. It is usually over the darkest part of the room, and we will usually mark the spot so you can see it.
We also check the planning side for your address: whether a conservation area, a listed building or an Article 4 direction applies. Most rooflights on houses fall under permitted development, but that does not cover flats and maisonettes, so we confirm before we price.
The quote
A fixed written quote, and what it lists
After the survey, we price the job and send the quote in writing. The price is fixed. It does not move on the day of the work.
The quote lists the product and its size, the glazing, the frame finish, the structural work to open and frame the roof, the flashing and upstand, the making good inside, and the removal of waste. It also states what is not included, so nothing comes as a surprise. If you change your mind about the product, we re-quote and send you the new figure in writing before anything is ordered.
There is no obligation. You can take the quote away, compare it and decide in your own time.
Building Control
Where Building Control fits in
Cutting a new rooflight into a roof normally needs Building Regulations approval, and replacing windows and rooflights is controlled work as well. If the job is notifiable, we send the paperwork to Building Control for you, whether that is the council team or a private registered approver. Everything is fitted to current Building Regulations, and a 10-year workmanship guarantee in writing goes with it. Read the terms on the guarantee page.
If you want to understand planning first, our guide to planning permission for rooflights sets out the rules in plain terms.
