Rooflights and skylights fitted in Clipstone
A former colliery village in Newark and Sherwood, with a large modern estate brought inside its boundary in 2009. Winter light is thin up here, and the roofs range from old stone to modern estate.

A developer bought the pit head in 2020
In December 2020 a Mansfield-based developer bought Clipstone colliery's buildings, headstocks and surrounding land, with plans to save the headstocks. The village is working out what comes after coal, and its roofs are doing the same.
Clipstone, colliery to country park
Newark and Sherwood is the district that holds Clipstone, a Nottinghamshire village of 6,137 people on the latest record. Coal mining made it, and in 2020 a developer announced plans to save the headstocks. Below are five short chapters on how that history, the planning position and the distance from Nottingham shape a rooflight job here. If you are coming to us first, the homepage on skylight installation in Nottingham explains how the work runs from survey to handover.
01
A pit village that kept its green edges
Clipstone was built on coal. The village was once based on mining, part of the Industrial Revolution, and the colliery passed to RJB Mining in 1993, later becoming part of UK Coal. In December 2020 it was announced that a Mansfield-based developer had bought the buildings, headstocks and surrounding land, with plans to save the headstocks and turn the site into a multi-purpose leisure facility. Clipstone Colliery Sidings station once served the mine.
The spoil of the pit became scenery. Vicar Water Country Park lies on the southern edge of the village, half a kilometre from the centre, and grew from the old tips and Vicar Water itself. Its hills and ponds now carry the Golden Hand sculpture, said to represent the village's mining heritage.
What an open edge does to a roof
A village that borders country park and woodland sees more of the sky than a tight town street does, and more wind. Roofs here face weather straight on. Flashings take the brunt of driven rain, so we prefer a kit with a generous overlap and we check each fixing on a ladder before the glass goes in.

Leaves, seed and the wet autumn
Hilcote Park, Bluebell Wood Lane Park and the River Maun all lie within 1.5 km, and trees mean debris. Under a flat rooflight, litter that collects at the frame keeps the surface damp for days at a time. A raised kerb and a finish laid to fall prevent it, and a quick sweep in late autumn keeps it that way.
02
Old Kings Clipstone, new estates and the line between
The older village is Kings Clipstone, a rural place with some old stone buildings, noted for its relatively undeveloped character. Close by, a large modern housing development was once treated as part of Old Clipstone, or Kings Clipstone, and was reclassified as Clipstone after a boundary realignment in late 2009. So the line between old and new is partly administrative, and an address that says Clipstone can mean either.
Stone, brick and what we find above them
Kings Clipstone keeps some old stone buildings and the newer estates are modern, and a roof of either age wants its own approach.
An older stone building may have irregular, hand-cut timbers and a roof that has settled. A modern estate roof is more likely to use factory-made trusses that cannot be sawn through freely. On the survey we climb into the loft, measure the spacing, look for any sag and then choose a size that suits the framing rather than fights it.
Choosing where the opening goes
Position matters as much as size. A rooflight set high on the slope looks at the brightest part of the sky but lights the room's upper wall, while one set lower throws more light onto the floor and the people in the room. We mark the spot with the room in front of us, and we check the rafter spacing from the loft so that the frame fits between timbers where it can. A spot higher on the slope gives an airy feel; lower down lights the floor and the people in the room, which suits a room lived in after work.
Light for the rooms behind
Whichever era your house comes from, the dim spots are the same: a back kitchen, a landing, a bathroom against an inner wall. A sun tunnel or a small roof window will usually reach such places. If the room is a larger open-plan space, a bigger flat rooflight does more.
The survey is where we decide, and it costs nothing. We would rather spend an hour in your loft than sell you the wrong size from a catalogue.

Newark and Sherwood decides, and what that means for you
Planning questions for Clipstone go to Newark and Sherwood District Council.
Conservation and listing around Clipstone
Is there a conservation area in the village? No, and none stands inside a 1.5 km radius of the centre. We still confirm each address with the council before ordering. The same circle holds one listed building, graded II.
King John's Palace deserves a mention here. Its ruined walls belong to a medieval royal residence used for hunting trips into Sherwood Forest, and they stand near Kings Clipstone. Whether any individual house sits near enough to need extra care is something we confirm with the council for the specific address.
Where a house is listed, consent for the new opening must come before any cutting. If you believe your street carries special status, tell us, and we will put the question to Newark and Sherwood before anything is ordered.

Clipstone, permitted development and notifiable work
What can go in under permitted development, and what building control requires, appears in the rooflight planning guide. Where a job is notifiable, we send the notification to the right body and you receive the completion papers.

No main road, a long drive, and a survey that comes to you
Clipstone lies 17.8 road miles up the map from the city centre, northwards, and the drive takes about 37 minutes. Is there a railway or tram stop nearby? Not inside 2 km. No classified road comes within a kilometre either. Reaching the village means the byroads, and we plan the trip around that.
Why distance matters to the work
A long drive makes us careful to arrive with the right kit. We read the room and the roof on the survey, write down the product and the sizes, and order from what we have measured, so that the install day does not depend on a second trip for something forgotten.

What we bring on the day
On survey day we carry a tape, a spirit level, a moisture meter and a camera. The camera matters most: photographs of the roof covering, the loft timbers and the room go into your file, so the quote refers to what is really up there and not to a guess made from the road.
- Headstock
- The frame above a mine shaft that carries the winding wheel.
- Spoil
- Waste rock raised from a mine, heaped into tips.
- Sash
- The hinged part of a roof window that opens clear of its frame.
Booking the visit
Send a photo of the dark room and of the roof from outside through the form on this page or on WhatsApp. It speeds up the first look. We then arrange a survey at a time that suits you, which is free, and you receive a fixed written quote after it.
Further afield
Clipstone is 17.8 miles out, well inside our 30-mile range by road. You will find the other places we serve on the areas we cover page.

Three products we would put on the list for Clipstone
These are the three we reach for when a room in a village like this stays dim through the grey months.
A stairwell or timber staircase under a slope
Where the stairs climb into a sloping roof, a roof window lights the climb and lets air through the house. The inside photo below shows timber stairs rising to a roof window in a sloping ceiling, which is the arrangement we mean.

A deck, terrace or flat roof you can walk over
The outside photo shows a walk-on rooflight set into timber decking. A walk-on rooflight can light the room below a terrace while the terrace stays usable, though it has to be specified for the load it will carry. We settle that on the survey rather than guessing.
A small flat roof over a kitchen or utility
A flat rooflight over the back of the room, kept clear of the glare from the window, is the plain answer to a long, dim kitchen. Pair it with a good kerb height so it keeps clear of standing water.
Glass for a dull winter
In a room that stays dark from October to March, clear glazing does the most for daylight. Tinted or coated glass cuts the light that does arrive, so we reserve it for rooms that overheat in summer. A blind can handle most of a summer problem without taking light from the winter months.
A fogged Clipstone rooflight: new unit or new opening?
If an old unit has failed or the glazing has fogged, we can fit a new one on the same opening where the structure allows. Where the room is unchanged, swapping the old unit for a new one in the same opening is the plain route; where the layout has moved on, say so and we size the new unit for it. A fogged unit in a sound frame is a small job, while one that has let water in may need new flashing, which we flag at the survey once we can see it. Everything we install or replace carries a written ten-year workmanship guarantee, and the work is done to current Building Regulations.
Clipstone householders often start here
Do I live in Clipstone or Kings Clipstone, and does it matter?
Either way, Newark and Sherwood District Council is the planning authority. The two names differ in character: Kings Clipstone is the older village with some stone buildings, and a newer estate was moved into Clipstone in late 2009. We look at your actual house, not the place name.
Is there a conservation area in Clipstone?
Nothing sits inside 1.5 km of the village centre. We still check the address with Newark and Sherwood before recommending a unit. A listed house still needs consent first.
Can you reach the village without a main road?
Yes. We come in by the lanes, as no A, B or M road is as close as a kilometre to the centre. The survey is free and the quote after it is fixed in writing.
Could a rooflight light the stairs in an older house?
Often, if the stairs run beneath a roof slope. A roof window over the stairwell brings daylight down the full height, and it can open for air. Where the stairs sit under a flat ceiling and a loft lies over them, a sun tunnel is the alternative.
